What You Need to Tell Your Real Estate Agent

There’s so much to think about when shopping for a new home to buy. That’s why working in close partnership with a trusted real estate professional is critical to finding and securing the home of your dreams.

For your relationship with your agent to be a successful one, however, there are certain things you need to communicate up front. Otherwise, the home-buying process will become frustrating and potentially complicated, and you could miss out on the perfect home. So, begin your relationship with your agent by letting them know the following:

If you’re pre-qualified for a mortgage

This is essential to knowing the price range of homes you can shop within. Otherwise, you could be wasting valuable time looking at homes you’re not able to afford. A pre-qualification is also attractive to sellers, potentially giving you an edge in a bidding war.

What your deal-breakers are

If there are any factors that would make a home off-limits for you—i.e., a ground-floor master bedroom, a pool, a main road—be sure to tell your agent up front. The more you can narrow your search in the beginning, the better.

How to reach you

Rapid communication can be critical in the home-buying process, so let your agent know your preferred method of communication. Will you respond quickest to a text? A phone call or an email? Or maybe Facebook messenger is your poison? Whatever it is, let your agent know so that they can reach you as soon as possible when the need arises.

Your feelings on fixer-uppers

Are you willing to put some work into a home? Or do you need a move-in ready, maintenance-free scenario? This will affect the price range and types of homes you can look at, so make this decision up front.

The neighborhoods you’ll consider

Know ahead of time the neighborhoods and towns you’re willing to live in. Do your research on commute times, schools, nightlife, recreation and other attributes that are important to you. It will save you time before you begin working with your agent.

Sharing this information up front will set the groundwork for open and honest communication and give your agent important information to do a great job for you and find a house you’ll be happy to call home.
